- Completion of a Buyer Home Finder Assessment Form, which takes into consideration several factors to help define and clarify a buyer's home search requirements. The form is used to clarification of buyer's space requirements and location preferences.
- This information is requested to assist in completing a needs analysis, timetable, and realistic price range. - Information is faxed or emailed to buyers quickly with a Buyer Area Tour setup shortly after. The buyer is contact and requested to provide a list of properties from the home search which best match the buyer's expectations.
- Setup Buyer Area Tour, which normally covers five to six properties in a time period of two - three hours. A NJ Gold Coast Team Associate is available to pick customers at the NY Ferry or Path Train when possible.
- Once a buyer has decided on a property, and is ready to make an offer; the following information and forms are prepared for submission to the Selling Agent:
- The buyer must a personal check Binder made out to Prominent Properties Southeby's Int. Realty Trust Account.
- The buyer must provide a copy of the Lender Pre-Qualification or Lender Pre-Approval Letter.
- The NJ Gold Coast Team Associate will prepare a one page Offer-To-Purchase which will be executed by the buyer's upon their review and approval. Once the agent has Binder Check, Pre-Qualification Letter, and Offer To Purchase executed by the agent and buyer then the documents are submitted to the listing agent via fax.
- Upon the successful acceptance of the offer by the Seller, the NJ Gold Coast Team makes an appointment with the buyer to come into the office to sign the formal contract. The NJ Gold Coast Team Associate prepares six copies of a formal contract of sale for the review of the buyer.
- A time line is created and reviewed between the NJ Gold Coast Team and the buyer to help create to make sure the contingencies are met and all deposits are paid in a timely manor.
- The Buyer is provided with NJ Gold Coast Network of Professionals with a list of exceptional attorneys, home inspectors, lenders etc.
- The NJ Gold Coast Sales Team assist in facilitating paperwork to conclude attorney review by collecting Condo Assoc. Financials, Bi-Laws, Public Offering Statements necessary to assist in completing attorney review.
- The NJ Gold Coast Team works with the Buyer to make sure the loan application is submitted in a timely manor. In addition, the agent also makes sure the appraiser has all sales comparable that are public record and available on the MLS or Tax Records. The NJ Gold Coast Sales Team is focused on the Buyer meeting the Mortgage contingency date with a signed formal written mortgage commitment.
- The NJ Gold Coast Sales Team coordinates the home inspection, appraisal, and final walk-through with the Listing Agent on behalf of the buyer.
- The NJ Gold Coast Sales Team works with the Listing Agent to make sure the Certificate of Occupancy and Smoke Certificate is taken care of by the listing agent in a timely manor.
